Demand grows for luxury homes in Tenerife as second residences

Beautifully designed and closely linked to the sustainable spirit of the island, luxury homes in Tenerife are the perfect accent to an incredible landscape. For many Europeans, they are proving to be the ideal second residence or investment, but the supply remains scarce.

Abama Resort hosted Grupo Vía's Gran Debate Hotelero in June, and we were very pleased with both the content of the discussions and the interest generated throughout the tourism and hotel sector on the island. The industry meetup included contributions from the CEO of Turismo de Tenerife, David Perez, and several of the General Directors from the Tenerife luxury hotel industry and related associations. It was an opportunity for experts to share concrete data about growth trends in the luxury real estate market that we have been noting anecdotally, here in the southwest of Tenerife, for several years.

According to data compiled by the real estate portal Idealista, the Canary Islands account for 3% of luxury homes in Spain, yet market demand significantly outpaces this figure.

While on the peninsula approximately 30% of individuals express interest in luxury real estate, this figure rises to 37% in Las Palmas de Gran Canaria and 50% interested in luxury homes in Tenerife. Nevertheless, property stock remains insufficient. The majority of these sought-after properties are concentrated in Adeje, where there are 563 units, and Guía de Isora, which has 79. In Las Palmas, you'll find 127 properties in San Bartolomé de Tirajana, 74 in Las Palmas de Gran Canaria, and 25 in La Oliva.

The vast majority of these properties are villas, constructed with high-quality materials and designed by top professionals, which typically range in price from one to two million Euros. However, their price per square meter remains more attractive than similar properties in other regions of Spain. The cost per square meter for luxury properties in Madrid is 6,870 Euros, whereas in Santa Cruz de Tenerife, it stands at a competitive 2,893 Euros. This affordability, combined with the island's dedication to environmental preservation and the protection of its endemic species, is immensely appealing to investors seeking exclusivity in a unique natural setting far from the bustle of major cities.

Idealista's study reveals that the primary interest in these exclusive Tenerife properties comes from German, British, and Italian citizens. Top potential buyers also include individuals from Poland and Belgium. Having initially visited Tenerife for leisure, these buyers have fallen in love with the destination and look to buy.

Luxury villas and apartments at Abama

Among the 79 properties highlighted in the report within Guía de Isora, are the luxurious villas of Las Villas del Tenis and the elegant apartments of Los Jardines de Abama. Each of these residential communities boasts a unique charm, but they share a common ethos; they are a celebration of architecture as a form of art, in perfect fusion with tranquility, biodiversity, and the extraordinary beauty of the surroundings.

Las Villas del Tenis luxury villas offer interior spaces spanning from 124 to 182 square meters, situated on plots that can extend up to 485 square meters. Designed by acclaimed architects Virgilio Gutiérrez Herreros and Eustaquio Martínez, these independent homes feature exterior gardens and pools, constructed sustainably with green roofs and solar panels. In one- or two-storey configurations with three bedrooms, each property is fully furnished with premium brand furniture and appliances.

Close by, the luxury apartments in Los Jardines de Abama range from 62 to 143 square meters, and feature spacious terraces and expansive windows, promoting an open and airy interior design. The Coderch Urbanismo y Arquitectura studio crafted this minimalist-influenced architectural gem, taking full advantage of the terraced topography to give unobstructed views of La Gomera. These residences come with two or three bedrooms and are fully furnished, offering a turnkey living experience.

Both Las Villas del Tenis and Los Jardines de Abama have been carefully designed for tourism use, allowing these exceptional properties to serve as second homes for several months and be dedicated to guest rentals for the remainder of the year. Under this arrangement, property owners are relieved of administrative burdens and guest service concerns, as luxury hotel operator My Way Meaningful Hotels expertly manages reservations, maintenance, and guest services.

Beyond their role as admirable architectural creations, these luxury homes in Tenerife present an extraordinary investment opportunity in a destination where demand remains high, as underscored by Idealista's report. Discerning investors understand that these sought-after real estate investments are among the best of property for sale in Spain.
