According to data compiled by the real estate portal Idealista, the Canary Islands account for 3% of luxury homes in Spain, yet market demand significantly outpaces this figure.
While on the peninsula approximately 30% of individuals express interest in luxury real estate, this figure rises to 37% in Las Palmas de Gran Canaria and 50% interested in luxury homes in Tenerife. Nevertheless, property stock remains insufficient. The majority of these sought-after properties are concentrated in Adeje, where there are 563 units, and Guía de Isora, which has 79. In Las Palmas, you'll find 127 properties in San Bartolomé de Tirajana, 74 in Las Palmas de Gran Canaria, and 25 in La Oliva.
The vast majority of these properties are villas, constructed with high-quality materials and designed by top professionals, which typically range in price from one to two million Euros. However, their price per square meter remains more attractive than similar properties in other regions of Spain. The cost per square meter for luxury properties in Madrid is 6,870 Euros, whereas in Santa Cruz de Tenerife, it stands at a competitive 2,893 Euros. This affordability, combined with the island's dedication to environmental preservation and the protection of its endemic species, is immensely appealing to investors seeking exclusivity in a unique natural setting far from the bustle of major cities.
Idealista's study reveals that the primary interest in these exclusive Tenerife properties comes from German, British, and Italian citizens. Top potential buyers also include individuals from Poland and Belgium. Having initially visited Tenerife for leisure, these buyers have fallen in love with the destination and look to buy.
